HIPs required for all Properties from December 14th

Housing minister Yvette Cooper announced today that all property will require a Home Information Pack (formerly Sellers Pack) to market, as of December 14th.

The Roll Out Continues

This continues the government's 'phasing in' of the new legislation across housing stock, first announced back in June. It was also announced that newly built homes are to have HIP requirements added in April 2008.

Those set to benefit most from the new measures starting in December are first-time buyers of smaller properties (1 and 2 bedroom houses) who will get important information about their new home for free.

Additional changes announced

In response to consultation, and to ensure a smooth implementation the government have changed some existing HIP rules.

  • Temporary provisions for "Day One Marketing" extended from January 08 to June 08
  • For leasehold property only the Lease document is now required within the HIP, with the rest to be required in six months time

Further announcements will also be made later this month in regards to personal & local authority searches, and their pricing.

So what does it mean for you?

It now means that certain costs are transferred from buyer to seller in the majority of home sales, and that anyone putting their house on the market (who hasn't done so previously this year) needs to consult a Home Information Pack provider before putting their home on the market.
